San Diego Gas & Electric's headquarters is a 22-story steel framed building in downtown San Diego. Initial work encompassed engineering studies for the city mandated fire protection system and as the project evolved, other major areas of work developed: the installation of a complete fire protection system, asbestos abatement and the upgrade of existing interior finishes, limited seismic improvements and ADA compliance along with installation of new office systems furniture.
The JCM Group's construction management services included design constructability review, project scheduling, construction administration and move coordination. Constructability review items identified and pursued by The JCM Group, along with the architect and engineers, reduced construction costs by hundreds of thousands of dollars. Re-structuring of the project schedule in the midst of complete corporate reorganization, reduced construction from 22 months to 14 months, allowed concurrent design and construction in an organization with a typical 30 space churn rate, and resulted in cost savings of approximately $1 million on this $20 million project.
