The JCM Group formulated the 4-phase plan outlined below to perform services on this 10-story office building with a mezzanine and a four-level subterranean parking garage.
Phase 1: Existing hard-wired fire alarm/annunciator panels, initiating devices (smoke detectors, manual pull stations, etc.) and signaling devices (bells, horns, etc.) were to be replaced with a multiplex, full addressable system.
Phase 2: Two large, vertical, exhaust shafts were to be designed and constructed for the exhaust fan sections of the mechanical penthouse to prevent smoke from becoming stratified within the 20-foot high walls of the parapet.
Phase 3: A new 350KW diesel standby generator and a 275-gallon fuel supply were to be installed on the bottom level of the parking garage to replace the existing, 100KW, rooftop, gasoline generator (downrated to 80KW for age and condition).
Phase 4: The existing standpipe system was to be converted and expanded into an automatic wet sprinkler system including a new 125HP fire pump and a large reservoir. (This phase has not yet been designed, but its requirements were established and taken into account for the previous phases).
The JCM Group performed all of the necessary code and needs analysis, budgeting, scheduling, selection of design consultants and contract administration, value engineering, constructability analysis, design review, approval coordination and negotiation, estimating, bid packaging, bid/award and construction management, equipment startup and procedures development for this project.
