The $80 million Del Mar Racetrack Grandstand Replacement required the demolition of existing structures dating to 1937, construction of approximately 500,000 SF of new facilities, a 15,000-seat grandstand and turf club, operations and administration buildings and exhibit and receiving buildings, as well as infrastructure upgrades and site improvements.
The client's key objective in undertaking this project was to complete all of the demolition and construction activities over a three year period without interrupting the thoroughbred racing season and other pre-scheduled events. To meet this objective, The JCM Group developed a complex phasing plan dictating that work be done only between September and October over the course of three years. Excellent communications between The JCM Group, the client and the contractor enabled the schedule to be accelerated from the originally projected time frame to two years. Other services included budgeting, cost control, scheduling and schedule management, design document evaluation, value engineering, constructibility analysis, conceptual and detailed cost estimating, procurement and contract strategy planning, contract administration, financial analysis and reporting, facility start-up, occupancy coordination and post-occupancy evaluation.
Horse Arena & Barns
The JCM Group provided complete project management services for the construction of a new 3,500 seat outdoor arena and two horse barns totalling 21,000 SF. The steel frame, wood beam arena is used for major horse shows. The total construction cost was $4.6 million.
